Tenants are expected to face even higher rents as landlords spend thousands of pounds to avoid fines or criminal charges for failing to meet new energy efficiency rules.
Experts fear that unless funding for investors is overhauled, rents will soar as landlords pass on their extra costs to tenants.
All rental properties will have to earn at least a C rating on their Energy Performance Certificate (EPC), up from the current legal minimum of an E grade. Landlords have been on notice about the changes since 2021, with the initial deadline mooted as 2025 for newly let homes and 2028 for existing leases.
But the government has dragged its feet in confirming the details of the new rules and when they might become law. It
